Surface-cleaned with a rotating bar under a shroud so the concrete comes out evenly instead of striped. Edges and borders detailed by hand. Wand-only work leaves zebra stripes forever.

Every exterior pane washed and squeegeed by hand, frames and sills wiped, then checked in daylight for streaks. Screens and track detailing available.

Straight answers
What's the difference between soft washing and pressure washing?
Pressure washing uses high-pressure water and is right for concrete — driveways, walkways, patios. Soft washing uses low pressure, close to a garden hose, plus a cleaning solution that kills the mold, mildew, and algae growing on the surface. Siding, soffits, and painted surfaces get soft washed. Using high pressure on siding can force water behind it and leave permanent marks, so we don't do it. If someone quotes you a house wash and talks about high pressure on your siding, get a second opinion.
Will the cleaning solution kill my plants?
We pre-wet all landscaping before we start and rinse it thoroughly afterward, which is standard practice and works. Plants that are already stressed, diseased, or recently transplanted are more at risk, so tell us about anything new, rare, or expensive before we start and we'll take extra steps. This is the most common damage claim in the trade and it's almost always preventable.
Do I need to be home?
No, as long as we can get to the areas being cleaned and there's a working outdoor spigot with the water on. What we do need from you: all windows and doors closed and latched, and pets inside. We'll text you before we arrive and again when we're done, with photos.
How long does it take?
A single-story house wash is usually 2 to 4 hours. A driveway is about 2 hours. Exterior windows on a typical home run 1 to 2 hours. A full exterior bundle is a full day. We'll give you a realistic window when we quote it, not an optimistic one.
Can you get every stain out?
No, and anyone who promises that is guessing. Oil, rust, irrigation staining, hard water etching, and staining that has soaked into the surface often won't come out completely. We'll tell you what we honestly think we can get before we start, and we'd rather under-promise. Cleaning also makes existing cracks and patches more visible, because right now they're hidden under the same dirt as everything else.
Do you clean roofs?
Not right now. Roof soft washing needs specific equipment we're adding later this year, and we're not going to sell you something we're not set up to do properly. Happy to help with siding, driveways, windows, and gutters in the meantime.
How do I pay?
When the work is finished and you've walked it with us. Card, check, or electronic transfer. No deposit on residential jobs under $750.
